Things You Need To Know Before Buying The Land To Build Your Dream Home

While there are many real estate properties for sale that already have a home on them, you may have decided that you want a house that is built just to suit all your needs. This is definitely possible and a great idea if you have special needs that you can't seem to find in existing homes. the first thing you are going to need is a piece of land to have the place built. Actually, this can be the tricky part. You can work with an architect to get the home you want, but you are going to need to do a bit of researching and investigating to make sure the land you want will suit your purposes. Here are just a few things to check out before making an offer on a piece of property.

Zoning Restrictions

Before anything can happen on the land, you need to be sure that the zoning laws will permit you to build a residential dwelling. There may be some special stipulations, such as the size of the house you will need to abide by. If you will have any other buildings or even an in-ground pool, be sure that they are allowed. 

Utilities

If the land is within a city or town proper, there are probably already utility lines and plumbing all set up. You will only have to connect to them from your place. However, this is going to require additional permits and inspections so be ready to get this all started before you start to build. When there are no utilities or even one of them is not near to the land you are going to have to make arrangements and pay to have new lines brought out to the area. Of course, for water and sewer, you can have a well and septic system but that is another issue you should investigate before buying the place.

Even if you found the property on your own, it is a good idea to contact a professional real estate person to help you. They have experience investigating properties and know what to look for and who to contact to make sure you will be able to build on the land. They can also put you in touch with contractors to do the building and other professionals to make sure that  the electric, plumbing, and all other aspects are done to code so they will pass the final inspections for the city.
